Can you hold a place before I apply?
No, we do not do holds. The first qualified applicant that has provided all documents necessary to approve an application will be given a conditional offer based on receiving a security deposit within 48 hours of notification. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Security deposit is equal to one month's rent unless there is a qualifying factor that would require 2 month's of rent for security deposit. To take a unit off the market the security deposit is due within 48 hours of application approval. One month's rent is then due 2 business days prior to move in. The preceding first of the month the prorated rent for the time of move in would then be due. -
How old do you have to be to apply?
All occupants over the age of 18 must apply. -
Is the deposit refundable?
The security deposit is refundable based on the move out condition of the home. -
Who needs a cosigner?
We do not accept cosigners. -
You have a property I want to rent. How do I apply?

How do I pay rent?
Rent can be paid through echeck through the online resident portal, or paid by check to the office. -
I want to get a pet. What do I do?
All pets prior to coming into the unit must be registered at https://rent805.petscreening.com/. Unless the animal is a service or ESA, there is a monthly pet fee. Fee is based upon the pets FIDO* score. -
I want to move out, but my roommate wants to stay. What do I do?
All occupants over the age of 18, are required to apply. If it is at the end of your initial lease term, all occupants would be required to reapply for the unit. During the initial lease term, the moving out resident would remain on the lease until a qualified applicant with staying leaseholder qualifies for the unit on their own. There is an application fee involved for the new applicants, along with a lease change fee. The leaseholder that is leaving will need to sign a release of security deposit to the leaseholders that are staying with the unit. No deposits will be refunded. Any questions regarding the deposit will be handled between the leaseholders and not the management company. -
My lease expiration is coming and I want to move out. What do I do?
A 30 day notice is required to be given by all leaseholders and can be done by the move out form listed on the Rent 805 Website. -
Who is responsible for paying for repairs & maintenance requests?
After the first 30 days, any pest control, or the following appliances where applicable: refrigerator, washer and dryer will be at the residents expense. All maintenance repairs due to the residents fault will be a responsibility of the resident, all other repairs will be the owners responsibility. Any loss of amenity keys, fobs, garage remotes or replacement of mailbox keys will also be resident responsibility if lost during or at the time of giving back possession of the unit. Any HOA or replacement fees would apply per HOA rules and regulations or as specified in the lease.
