Are you licensed?

Can I reach you after hours?
In an emergency, you can always contact us after hours. Otherwise, we answer all phone calls and emails within 24 hours of the next business day. -
Can you put the money directly into my account?
We prefer to do direct deposits for all of our clients. We also encourage our residents to pay using their resident portal for convenience. -
Do I get to see the lease or sign it?
A blank lease can be sent to you to review, but the lease is signed on behalf of the investor by Rent 805. -
Do you sell real estate too?
NO! We are a dedicated property management firm. We only manage investment properties. Should you wish to sell your investment property at any time, we would be glad to refer you to an investment Realtor that specializes in property management portfolios. -
How and when do I get my checks?
Our preferred method is to direct deposit into your bank account, the first Thursday following the first of the month as long as the funds have cleared. Having our investors paid timely is one of our core values. We can pay by check and mail out the payment if desired. -
How is rent collection handled?
Rent is paid through the resident portal, or they can pay by check to the office. We believe that the resident portal is the best way for all to collect rents, so we incentivize our residents to pay using their portal! Faster payments for them, faster payments for investors. -
How long of a lease do you sign?
We sign a one year lease, we are not a short term rental company, nor do we manage AirBnB rentals. We are looking for the resident that wants to occupy the property for a longer length of time, saving you vacancy and turn costs. -
How much security deposit do you charge the resident?
The security deposit is equal to 2 months of rent, or one month if military personnel based on California legislation. -
How soon can you start managing my property?
We can start managing the property within 2 business days as some paperwork needs to be completed. Our onboarding process is as seamless as we can make it for you. -
What type of properties do you manage?
We manage single family homes and multifamily units. -
What type of reports do I get and how often?
Each investor gets a monthly investors report showing cash flow, statement and invoices that were paid. During lease up a weekly report is sent so you can see how many emails, phone calls, visits and applications were received. We believe in taking out all the wonder on what is happening with your property. -
Who holds the resident security deposit?
Rent 805 will hold the security deposit in a security trust account.
